Sustainability Strategy
- Increasing the efficiency of existing buildings and reducing the consumption of energy generated from fossil fuels is an essential response to rising energy costs. It is important that consumption levels are managed and reduced whenever possible
- Less consumption equates to less cost and less impact upon the environment
- Government intervention, regulation and setting of targets on carbon dioxide emissions, pollution and renewable energy generation are well established and over time will significantly and increasingly impact upon the way buildings are built and managed. The publication of the Climate Change Bill and the announcement of the National Indicator set for all local authorities in the UK will cascade to all property owners. The Bill will give statutory force to the Government’s targets for reducing emissions, introduce five-year carbon budgets and create an expert committee on climate change that will propose future targets in order to keep emission reduction on track
- New planning policies have been and continue to be introduced which will reduce the amount of CO2 emissions that buildings will be allowed. This is being done through higher emission standards and requirements for onsite zero carbon renewable technologies. For example, the Code for Sustainable Homes already requires that all public sector housing meet code level 3 which is a 44% improvement over standard building regulations. All public sector housing will require code 6 (Zero Carbon) by 2013. Furthermore, in 2016 all new private houses will be required to meet code 6 (Zero Carbon). There are plans for a 2019 zero carbon standard for all commercial buildings as well
- Proposals that incorporate sustainability into their designs are more likely to receive a favourable response from local authority planning departments. Many Councils are considering a medium term commitment to develop a micro generation strategy. This will support the ongoing promotion of micro generation initiatives, in line with government policy, informed by guidance and advice for homeowners, businesses and developers
- Buildings which demonstrate lower running costs will offer value for money and exhibit examples of best value. They become buildings to be proud of
