The principal of cavity wall construction is simple and effective. Separate outer and inner layers of brickwork are held regidly together with metal wall ties. Cavity walls have been used for more than sixty years, providing a rigid and well ventilated framework with a dry inner surface. Problems arise, however, when the metal wall ties corrode. They can expand up to four times their original thickness, causing the mortar joint between the brickwork to crack and be forced apart. This weakening of the wall allows moisture to get in and the problem increases. In the majority of cases, we can offer you a method of replacing corroded wall ties (in accordance with the recommendations of the Building Research Establishment) at a fraction of the cost of rebuilding. The old wall ties are removed and new stainless steel ties installed, normally without moving a single brick. As this is carried out from the outside of the building and takes only a few days to complete, there is minimum disturbance to you and your family. Our surveyor will carry out an inspection of the cavity by the use of fibre optics. This will determine the condition of the wall ties and the extent of any corrosion. A report detailing our findings, recommendations and estimate for any work required will be forwarded to you. It will tell you exactly what type, number and location of ties needed to be replaced.
