1. Work out how much you can afford before
you start viewing. Most estate agents have a financial
adviser but make sure they're independent so that
you know you're being shown all the options and
getting the best possible deal (Tip: look for
the blue & white pound sign). It can also help
you act quicker when you find the property you
like and increase your credibility as a serious
buyer.
2. Don't forget about the additional costs
when working out your budget. Lenders fees, stamp
duty, legal fees, surveyors fees and removal costs
can add up.
3. Do your homework. Before contacting
estate agents think about how soon you would like
to move, what you need, and what you would like
from your potential new home. Make a checklist:
price, location, size, style, facilities, transport
links, etc. all need to be considered. Having
a clear idea before you start can help you save
time later.
4. Hit the streets!! Drive around the
areas you are interested in, as it will help you
get a feel for the area and locate local amenities
such as shops, schools and leisure facilities.
Take notice of For Sale boards - get the addresses
of properties you like, make a note of agent's
telephone numbers and identify the dominant agents
in that area.
5. Find out what days the local property
pages are out. Pinpoint the agents dealing with
your preferred areas from these - working through
the Yellow pages alphabetically is not time effective
as most agents are area specific.
6. Your local estate agent is your best
friend when it comes to finding your ideal home.
Keep in regular contact and don't be afraid to
build a rapport. Give them as many contact details
as possible & be honest about your requirements
- help them to help you!
7. Before you view a property read the
property particulars!! It may look nice in the
picture but if hasn't got the space, garden, area
you want your wasting both yours and the agents
time - time that could be spent viewing more suitable
properties.
8. Have a check list of things you want
to ask when at a viewing - it will make it easier
to compare properties later if you are viewing
several in a row. For example how long has it
been on the market? How soon are the owners looking
to move? What's the neighbourhood like?
9. If you are thinking about buying a
flat remember to check the lease and maintenance
details and think about what the other tenants
may be like.
10. When you do find a property you like
don't be afraid to put in a serious offer - silly
offers will only reduce your credibility as a
serious buyer. If your offer is accepted be prepared
to get your solicitor details in quickly as the
agent will continue to do viewings until you do.
